Frontage versus inland.
Jalan Kayu Aya and Petitenget's main road ran IDR 1.7 to 3.5 billion per are in the same September 2026 sample, with a single Kayu Aya freehold parcel listed at IDR 2.5 billion per are. Move inland to Kerobokan Kaja and freehold land runs IDR 760 million to 2.5 billion per are, per a September 2026 Rumah123 resample of nine listings, still expensive but a genuine step down from beachside frontage.

Why Green-Zone Fights Skip This Strip
Canggu's green-zone battles rarely happen here, and that is not entirely good news. Kuta district, covering Seminyak and the wider Kerobokan Kelod strip, sits under the Badung RTRW 2025 to 2045 and is treated by property-sector sources as an established pink-zone Kawasan Pariwisata, the tourism classification that permits hotels, villas and guesthouses.
Why that matters here.
Canggu still carries a mixed green-and-pink pattern on former ricefield land, which drove building-permit revocations there from 2023 into 2025, per Bali Property Scout. This strip's tourism zoning largely predates that fight, and the trade-off is scarcity: almost no vacant tourism-zoned land is left, a large part of why land prices sit where they do.

Petitenget, Oberoi and Batu Belig, the names most buyers actually mean when they search "Seminyak", sit administratively inside neighbouring Kelurahan Kerobokan Kelod in Kuta Utara district, per Wikipedia's Kerobokan Kelod entry.
One brand, several offices.
Kerobokan itself splits again into its own separate kelurahan further inland. None of that changes what the market calls this strip, but it does change which zoning office and lurah's records a given parcel sits under:
Petitenget

Seminyak will disappoint anyone shopping for a bargain or a building site. Buyers hunting for vacant land to build from scratch should look elsewhere: market commentary describes this strip as having no meaningful vacant land left, so most activity is renovation of 2000s-era stock rather than fresh construction.
If you can't stomach traffic, Sunset Road and Jalan Raya Seminyak both see chronic congestion, made worse by flooding events and holiday peaks. And if low-lying ground worries you, heavy rain on 13 to 14 December 2025 flooded parts of Kerobokan Kaja, Kerobokan Kelod and Kerobokan proper, per NusaBali, so ask which side of that drainage line a specific block sits on before you buy.
