Is a Notary the Same Thing as a PPAT?
Not quite. Only a PPAT is authorised to prepare and put legal force behind a deed transferring land or placing a lien over it, while a Notaris covers the preliminary agreement, any power of attorney, and company paperwork, per The Bali Lawyer. Often the same professional holds both licences.
Could Turning Farmland Into a Villa Get Me Prosecuted?
Yes, if the land is protected LP2B farmland. Perda Provinsi Bali Nomor 4 Tahun 2026 makes converting it to a villa or other commercial use a criminal matter, on top of fines, permit cancellation and forced demolition.
Should I Use the Seller's Notary or Bring My Own?
Bring your own. A notary you appoint independently checks the certificate, any liens, and whether the seller is actually entitled to sell, working for you rather than for them, per Seven Stones Indonesia's outline of a PPAT's due-diligence role.

Is There a Building Moratorium on New Villas Right Now?
Not exactly. After fatal flooding in September 2025, Bali restricted new conversion of farmland and water-catchment land to commercial use, applied from 16 September 2025. Governor Koster calls it strict control, not a blanket moratorium.
Can a Beach Club Fence Off the Sand in Front of a Villa?
No. Perda Provinsi Bali Nomor 3 Tahun 2026, in force from 4 March 2026, protects public and customary access to the beach and its setback. Blocking that access risks a warning, closure, or even demolition.
Does Bali's Tourist Levy Affect the Guests I Rent To?
Yes, separately from your rental price. Foreign visitors pay an IDR 150,000 entry levy, in force since 14 February 2024 under provincial law, and that money funds Balinese cultural preservation and environmental work, not anything a villa owner collects.
Has the Licence Code for Villa Rentals Recently Changed?
Yes. KBLI 2025 reclassified villa rental from code 55193 to 55203, per Riga Global Consulting. The change is not reported to automatically open the activity to foreign investment, so check your PT PMA's registration is current.

Every yield and occupancy figure here is a projection, not a promise. We have not yet run a full twelve months of our own bookings to draw on, so we publish these and label each one clearly as someone else's estimate, not ours.
Do You Build, Manage or Live in Villas Here?
No. Sourcing villas and land, and checking the zoning before you commit, is the whole of what we do. Building, managing or living in a Seminyak property is not part of it, so nothing here leans on claimed hands-on experience running one.
