Families booking a month at a time and remote workers paid in dollars or euros fill more of Seminyak's villas than the short, cheap stays that dominate the surf coast further south. That older, longer-staying crowd changes what a villa actually earns here, and a licence deadline landing in May 2026 changes what you need on file before you can legally take their money.

Who Actually Rents Here

Seminyak's guest list skews older and stays longer than the digital-nomad, surfer crowd chasing waves elsewhere on the island. Affluent travellers from Australia and Europe, remote workers earning in USD or EUR, and families booking one to three month stretches make up the bulk of demand, per Prestige Property Bali's 2026 guide.

That demand has grown fast. Foreign interest across the wider Canggu-Seminyak-Uluwatu corridor climbed 92% against 2022 levels, according to Haspo Realty's 2026 market analysis.

Luxury stock here fills up too: occupancy sits between 75% and 85% through the high season, per the same Prestige Property Bali source cited above.

What a Villa Actually Earns

Yearly rent climbs steeply with bedroom count. Bali Home Immo's September 2026 listings show the spread:

Nightly rates tell a similar story. Peak-season averages ran USD 296.60 to 360 across the 2024 season, per Bali Villa Realty, while a separate 2026 projection widens that band to USD 250 to 450.

Yield sits on top of both figures, and the two published estimates do not agree. Prestige Property Bali's 2026 outlook puts the gross return at 10% to 14% before costs; run the same villa net of operating expenses and Bali Villa Realty's own figures come in lower, at 7% to 11%. Neither number is a promise of what any single property will earn.

The Zone Colour That Lets You Rent Daily

A villa's yield means nothing if the parcel cannot legally take paying guests. Pink, yellow and green are shorthand agents use for the Perda's actual zoning classes, not wording lifted from the regulation itself, per Bali Property Rules.

Kuta district, taking in Seminyak alongside neighbouring Kerobokan Kelod, sits almost entirely within Kawasan Pariwisata, the pink tourism class fixed at Pasal 95, where short-term letting is explicitly allowed, per tarubali.baliprov.go.id.

Yellow is a different animal entirely. Kawasan Permukiman under Pasal 96 lets you build and live in a villa, but it does not automatically hand you the right to let it nightly. A block that reads "residential" on a listing can still be the wrong colour for a rental business, so confirm the parcel before you plan around a projected yield.

The Licence Check Landing in May 2026

Indonesia's tourism ministry originally targeted a March 2026 cutoff for verifying short-term listings against its OSS database, then pushed the date back. Starting 31 May 2026, nine platforms carrying Bali villa listings, among them Traveloka, Agoda, Airbnb and Booking.com, cross-check every listing's NIB against the correct KBLI code, a rollout Bisnis.com reported on in May 2026.

Foreign owners cannot hold that licence personally. Pondok Wisata, the homestay-style permit, is restricted to Indonesian citizens and cooperatives, so a foreign-owned villa needs a PT PMA running the correct commercial KBLI code instead, per Bali Property Rules. Kompas Travel reported in May 2026 that unverified listings risk being pulled from these platforms once the deadline passes, so start the paperwork well before you plan to take a first booking.

What the Tax Office Takes First

Rental income does not escape Indonesian tax just because the owner lives overseas. PP 34/2017 sets a flat, final 10% on gross rent for a resident taxpayer here. Living abroad instead pulls you into PPh 26 withholding at 20%, though supplying a Certificate of Domicile under a tax treaty can bring that figure down, per Gadjian's explainer on how the mechanism works.

Have your own accountant confirm which side of that line you actually sit on before listing anything. Where no company withholds on your behalf, self-remitting the tax and issuing your own proof of payment falls to you.
